Why rentals break normal lock logic
A home lock serves five people for a decade; a rental lock serves a hundred strangers a year. Physical keys fail this math instantly — they get lost, copied, and mailed back late. Rental doors want code-based entry with per-stay codes.
Choosing rental-grade hardware
Pick commercial-grade keypads with weather-rated finishes and mechanical key override. Battery life, keypad durability, and humidity tolerance matter more than app features. On the coast, cheap keypads pit and ghost-press within a season or two.
Code discipline is the system
One code per stay, set before check-in, expired at checkout. Never reuse a season-long code across guests, never text the cleaner the same code the guests had. Most 'smart lock security problems' are actually code-hygiene problems.
Plan the failure modes
Dead battery on a Friday check-in is the classic rental disaster. Mitigations: battery replacement on the cleaning checklist, external battery terminals or a keyed override with the key held by the cleaner, and a locksmith's number in the guest packet that isn't the owner's cell.
Turnovers and bad stays
After any stay that ends badly — disputes, lost remotes, suspicion of copied keys to a garage or amenity — rotate everything at once: door codes, garage codes, gate fobs. It's a ten-minute ritual that keeps small incidents from becoming recurring ones.
